What does it take to scale a brand in one of the most competitive real estate markets in the world, and still keep control of every detail?

Starting Young, Thinking Long-Term

Juda launched Jay Suites in 2009, right in the middle of the financial crisis. While many saw risk, he saw opportunity. With the support of his brother and co-founder Jack, he signed his first lease and never looked back.

Today, Jay Suites operates 12 coworking locations, 6 event and meeting venues, and 4 rooftops. And they’re not done. A new location outside New York City is already in the works.

What sets Jay Suites apart isn’t just scale. It’s how hands-on they are. Juda and his team build spaces from scratch, manage construction in-house, and run the buildings they own.

“We do everything, from the sprinkler systems to the millwork. That level of involvement lets us make sure the experience feels consistent across locations,” Juda says.

From the Pandemic to New Possibilities

When COVID hit, Juda didn’t retreat. He doubled down.

While foot traffic in Manhattan disappeared and many coworking brands paused or closed, Jay Suites added seven new spaces, including a high-profile location at 40 Wall Street.

The key to their resilience? Clear communication with landlords, operational flexibility, and a willingness to move fast on opportunities.

Juda’s also a realist. He’s seen market cycles before and knows another shift is underway. Occupancy is tightening, Class A office space is returning, and coworking is regaining momentum, especially among enterprise clients.

“I think we’re going back to pre-COVID dynamics, but we’re smarter now. Demand is growing, but expectations are higher, too.”

Redesigning for the Modern User

Over time, Juda’s team has adapted Jay Suites’ layouts based on evolving needs. Older locations prioritized density; newer spaces emphasize shared environments.

Now, features like phone booths, common areas, and collaborative lounges are standard. Design is more intentional, tech is better integrated, and long-term tenants benefit from custom build-outs.

The result? Their strongest growth engine is still word of mouth—repeat customers and referrals.

“Don’t rush into decisions. Talk to people who aren’t in the weeds. And always seek out mentors,” Juda advises, something he’d tell his 12-year-old self.
